VEI Sites Service Agreement
Version 2026-10-v1, in effect October 1, 2026
This agreement is between you, the real estate agent who orders a VEI Sites website, and Vivid Estate Imaging (“VEI”, “we”, or “us”), the business run by Cayden Khullar that makes VEI Sites. When you tick “I agree” on our order form or our start form, you agree to it. We wrote it in plain words on purpose. If anything here is unclear, ask us before you order.
1. What we do
We build and host a single property website for your listing, with the features of the plan you pick. The plans and their prices are on the VEI Sites page when you order. Your first Standard site is free.
We start building once we have your listing details and photos, and once payment arrives for a paid plan.
2. We’re not a real estate broker
VEI is a website and media business. We aren’t a real estate broker or agent, and we don’t act as one. We never negotiate, give advice about a property or a price, answer a buyer’s questions about price or terms, or set up showings on our own. When a buyer sends a showing request from your site, we pass it to you (or where you told us to send it), and you take it from there.
3. Your photos, videos, and logos
You promise that you own, or have permission to use, every photo, video, floor plan, 3D tour, logo, headshot, and piece of text you send us, for a website that markets this listing. You also promise that your broker is OK with the site.
You let VEI copy, resize, and show what you send on your site, its unbranded version for the MLS, its share images, flyers, and QR codes, and your reports, only to market this listing. You still own it.
If any photo was virtually staged or changed to add or remove something, tell us which ones and send the unaltered originals. We mark those photos on the site and link to the originals.
If someone tells us a photo or video on your site isn’t yours to use, we may take that photo or the whole site down while we look into it, and we’ll tell you.
4. You approve your site
We write the site from what you send us and what’s in your listing. Before the site goes live, and any time after, please read it and tell us what to fix. You’re responsible for making sure your site follows the advertising rules that apply to you, like those of the California DRE, the Massachusetts Board of Registration of Real Estate Brokers and Salespersons, your MLS, and your brokerage. We show your license number, your brokerage, and the Equal Housing Opportunity logo on every branded page, and we follow our own fair housing checks, but we can’t promise that a site meets every rule you work under.
5. Our own photos and video
If VEI shoots photos, drone footage, or video for your listing, VEI keeps the copyright. You get a license to use that media to market this listing, on your site and anywhere else you advertise it, for as long as you’re marketing it.
6. Showing requests and visitor data
When a buyer sends a showing request or signs in at your open house, we handle it for you. We use it only to get it to you, and to your CRM if your plan includes that. We count visits to your site so we can run it and send you its reports. We never sell showing requests or visitor data, and we don’t use them for ads. 7. How long your site stays up
Your site stays up while your listing is on the market and for 30 days after it sells. After that we take it down or switch it to a sold page. You can ask us to take your site down at any time, and we’ll do it within 1 business day.
8. No promise of results
A good website helps a listing, but we can’t promise any number of visitors, showing requests, or offers, or that your listing will sell, or when, or for how much.
9. Accessibility
We make reasonable efforts to meet the Web Content Accessibility Guidelines (WCAG) 2.2, level AA, on every site. We can’t promise that every page meets every part of it, especially the 3D tours and videos that come from other services. 10. If a claim comes up
If someone makes a claim against VEI because of something you sent us or asked us to put on your site (like a photo you didn’t have the rights to), you agree to cover VEI’s costs from that claim, including reasonable lawyer’s fees.
11. Limit on what we owe
If something goes wrong, the most VEI owes you, all together, is what you paid us in the 12 months before the problem. We aren’t responsible for lost commissions, lost deals, or other indirect losses. This limit doesn’t apply where the law doesn’t allow one.
12. Ending the agreement
You can end this agreement any time by asking us to take your site down, and we’ll do it within 1 business day. A monthly plan keeps going month to month until you tell us to stop, and it ends at the end of the month you’ve paid for.
We can end it and take a site down if a payment for a paid plan doesn’t arrive, if the promise about your photos in section 3 turns out not to be true, or if something on the site breaks the law. We’ll tell you first when we can.
Sections 3, 5, 10, and 11 keep counting after the agreement ends.
13. Changes to this agreement
If we change this agreement, we’ll post the new version on this page with a new version number. A change applies to orders made after it’s posted. A site you already have stays under the version you agreed to, unless you agree to the new one.
14. Everything else
This agreement and your order are the whole deal between us. If a court decides one part of it can’t be enforced, the rest still counts.
